What is Title Insurance?

Title Insurance covers the loss of ownership interest in real property due to legal defects.  

For a one-time fee, you are assured of the legal right to your property for as long as you own it.  We research and cure errors in one out of every three real estate transactions. The title insurance premium is paid only once - at closing - but provides you with protection for as long as you own your property.  

No other industry insures legal ownership of real property.

 

Title insurance assures you that:

  • The Seller actually has the right to sell you the property

  • The property is transferred to you free and clear of all liens or claims of ownership

  • You and your lender are protected from fraud

  • Title defects are cleared before you take ownership

  • Restrictions on the use of the property, such as easements or rights-of-way, are disclosed to you before you take ownership

  • Funds entrusted with the title company will be distributed to the proper parties

  • Should a title defect arise after closing, claims are paid and legal representation is provided to you and your lender, at no further cost to you

Escrow Services

 

Powell-Crews Title & Escrow Co., LLC, offers escrow services to the greater South Central Missouri area.  As an Escrow Agent, Powell-Crews Title & Escrow Co., LLC, will hold documents and/or funds in trust for third parties while a transaction is finalized.  We offer monthly payment receipting and accounting services in connection with Contract for Deed transactions.

Real Estate Closing Services

As your closing agent, Powell-Crews Title & Escrow Co., LLC  will:

 

  • Collect and/or prepare the necessary closing documents

  • Follow your lender's instructions

  • Work with the buyer, seller, lender and real estate agents to effect a smooth and timely closing

  • Prepare the settlement statement

  • Conduct a closing (either in our offices or through the mail) and secure signatures of all parties

  • Make arrangements for the proper disbursement of funds

  • Timely record deed(s) and other documents
